Quick Stats
Quick Verdict
Ascott Star sells certainty. It is finished, furnished and freehold, 320 metres from the Petronas Twin Towers, built by Samsung C&T and sharing its tower with an Ascott serviced residence. You inspect the actual unit, pay, and own it. Nothing about it depends on a construction timeline.
Buy it if you are a cash buyer who wants a KLCC trophy address with zero construction risk. Skip it if you want the lowest entry price into KLCC, or prefer a small boutique building — the Star Development is 1,510 homes across three towers.
What You’re Buying
Ascott Star KLCC is the third tower of the Star Development, a freehold project on a 4-acre site on Jalan Yap Kwan Seng that its developer valued at RM3 billion. The developer is Alpine Return, a joint venture between Symphony Life and UMLand. The main contractor is Samsung C&T, the firm behind the Burj Khalifa.
The tower rises 58 storeys and holds 471 fully furnished homes, from 700 sq ft one-bedrooms to 2,972 sq ft four-bedroom apartments. It was completed in May 2022. The Ascott Limited, one of the world’s largest serviced-residence operators, runs the serviced residence in the tower.
Facilities
Two full levels are given over to facilities:
- H₂O deck, Level 6: 37 facilities — pools, jacuzzi, gym, yoga and kickboxing rooms, KTV rooms, banquet room, BBQ pavilion and gardens
- Rooftop sky park: a lap pool and sun deck looking straight at the Petronas Twin Towers
Everything is built and operating. You can walk it before you sign.
Location
- Petronas Twin Towers: about 320m in a straight line
- KLCC LRT: about 4 minutes’ walk
- Suria KLCC and Avenue K: about 5–7 minutes’ walk
- KLCC Park, the Convention Centre, embassies and Grade A offices: all in the immediate area
- Hospitals: Prince Court Medical Centre and Gleneagles nearby
What We Like
No construction risk. Completed in 2022. What you see is what you own.
Freehold in KLCC. Freehold land this close to the Twin Towers is scarce, and there is no lease running down.
Serious builders. Samsung C&T built it; Symphony Life and UMLand developed it; Ascott operates in it.
Ready to live in or rent. Units are fully furnished, and the facility decks are already running.
What Concerns Us
Scale. The Star Development is 1,510 homes across three towers. That brings full facilities and staff, but not boutique quiet.
Ascott vs owner units. Ascott runs the floors below level 43. Higher-floor units are owner units. Know which one you’re buying.
Not the cheapest way into KLCC. If entry price matters more than a finished, branded building, newer launches start lower — with a wait.
Who Should Buy This?
Cash buyers who want a KLCC asset they can see, touch and hold. Business owners and families parking capital in a freehold address. Foreign buyers and MM2H applicants who need a RM1 million+ property in Kuala Lumpur.
