They’re Not Really Competitors

Despite both entering below RM500k, these are fundamentally different products for different buyers.

Colonial Infinite is an office suite development. 261 units. Compact simplex and duplex layouts designed for professional use, work-from-home setups, or studio-style investment. The killer advantage is sitting 60 metres from SEGi College — a built-in tenant factory.

NewUrban is a serviced apartment development. 922 units. Proper residential layouts from 1-bedroom to 3-bedroom, designed for people who want to live there. Over 40 facilities, GreenRE certification, and a public neighbourhood park.

Price Breakdown

Colonial Infinite’s entry at RM253k gets you a simplex office suite — compact, functional, and designed for rental yield. The lower price reflects the smaller unit size and commercial title.

NewUrban’s entry at RM400k gets you a 553 sq ft 1-bedroom serviced apartment — a liveable home with access to extensive facilities. For a 3-bedroom layout at around 1,000 sq ft, expect pricing closer to RM600k–800k.

The RM150k gap between entry prices reflects different products, not different value. You’re not getting “more” with Colonial Infinite — you’re getting something different.

Location Comparison

Colonial Infinite sits in USJ 1, a mature Subang Jaya precinct. The standout is proximity to SEGi College (60m) and the broader university belt — Sunway, Monash, Taylor’s, INTI are all nearby. The area is established with existing amenities (Giant, Summit USJ, Subang Parade).

NewUrban sits in PJ South beside the NPE, roughly 8 minutes from Bandar Sunway. It’s newer territory compared to USJ 1, with proximity to Sunway Pyramid, Sunway University, and Sunway Medical Centre. Direct NPE access gives strong highway connectivity but also means some highway noise.

Both are well-connected. Colonial Infinite edges out for walkable daily amenities in a mature neighbourhood. NewUrban offers a newer development environment with more ambitious facilities.

The Investor Lens

Colonial Infinite makes a stronger pure investment case. Lower entry price, smaller unit count (261 vs 922 means less rental competition), and the SEGi College anchor provides education-driven tenant demand that’s largely recession-proof. Students need accommodation regardless of economic cycles.

NewUrban’s investment case depends more on the broader PJ-Sunway rental market. Higher unit count means more competition from within the same development. However, the dual-key layout option adds flexibility.

The Own-Stay Lens

NewUrban wins decisively here. Proper residential layouts up to 3 bedrooms, over 40 facilities, neighbourhood park, and a development designed for daily living. You can raise a family here.

Colonial Infinite is not designed for family living. The office suite layouts lack proper kitchens, multiple bedrooms, and the residential feel that daily living demands.

Our Verdict

Buy Colonial Infinite if: you’re an investor prioritising low entry cost and education-driven rental yield. You don’t plan to live there. You want a smaller development with less rental competition.

Buy NewUrban if: you want to actually live in the unit. You’re a first-time buyer or young family who needs a real home with facilities. You plan for own-stay first, investment second.

The wrong choice is buying Colonial Infinite to live in, or buying NewUrban purely for yield when your budget could go further with Colonial Infinite’s lower entry. Match the product to your purpose.
