Highway connectivity is strong: MRR2, East-West Link, Sungai Besi Expressway, and Kajang-Seremban Highway are all accessible. Daily commuting to KL city centre or Ampang is straightforward.
The honest caveat: Pandan Perdana and the broader Cheras corridor experience significant traffic congestion during peak hours. The morning and evening rush on MRR2 is real. Plan your commute accordingly.
Public transport is car-dependent for now — major MRT/LRT stations aren’t within comfortable walking distance. However, the future MRT3 line is expected to improve rail access in this part of Cheras.

Leasehold tenure. Long-term capital appreciation may be more modest. For a property you plan to hold for 15-20 years, freehold would be preferable — but finding freehold at this price in Cheras is increasingly rare.
778 units across two towers. Not ultra-low density, but reasonable for the land size. Per-floor unit count will determine how crowded lifts and common areas feel.
Price starts at RM573k. Not the cheapest entry into Cheras. Competing developments in the area start lower, though often with commercial titles and smaller units.
