What Is NewUrban?
NewUrban is Ibraco Berhad’s second high-rise project in Peninsular Malaysia — a serviced apartment development spanning 6.02 acres in Petaling Jaya South. The project comprises two 36-storey towers with a total of 922 units and a GDV of RM529 million.
Ibraco is a Bursa-listed developer with over 50 years of experience, primarily known for their flagship Greater Tabuan Township in Kuching. This is their push into the Klang Valley market.
Layouts range from 553 sq ft (1-bedroom) to 1,000 sq ft (3-bedroom), priced from around RM400k. The positioning is clear: affordable urban living for first-time buyers, young professionals, and small families.
Location
NewUrban sits directly beside the New Pantai Expressway (NPE), giving you highway access within seconds. The project is approximately 8 minutes from Bandar Sunway, which is the real draw — Sunway Pyramid, Sunway Lagoon, Sunway University, and Sunway Medical Centre are all within a short drive.
Other nearby connections include the LDP Expressway and Federal Highway. Public transport options include Seri Setia KTM Station and the Sunway BRT network.
The surrounding education ecosystem is strong. Sunway University, Monash University Malaysia, Taylor’s University, and multiple international schools are all in the broader PJ South-Sunway corridor. This supports rental demand from the student and academic population.
Being honest: the project is marketed as “near Bandar Sunway” but it’s not walking distance. You need a car or ride-share to reach Sunway Pyramid. The NPE location means highway noise is a factor for lower-floor units.
What You Get
Units span from compact 1-bedroom studios at 553 sq ft to proper 3-bedroom layouts at 1,000 sq ft. Levels 3 to 35 are residential, with the podium (Levels 1-7) dedicated to car parking. Level 9 houses the facilities deck.
The development boasts over 40 facilities, which is above average for this price bracket. The Level 9 lifestyle podium includes swimming pools, cabana, sunken lounge, dance studio, children’s playground, and herbs garden. A sky terrace adds outdoor theatre, mini library, and fitness stations.
Green features include north-south unit orientation for cooler homes, natural ventilation design, rainwater management, EV charging stations, and GreenRE certification. The development also includes bike parking and priority lots for energy-efficient vehicles.
Ibraco is building a public neighbourhood park adjacent to NewUrban with a futsal court, jogging track, picnic areas, and fitness stations.
What We Like
Genuine affordability in PJ. Getting into a new launch in the PJ-Sunway corridor from around RM400k is competitive. Many comparable projects in this area start at RM500k+.
Practical layout range. From 553 to 1,000 sq ft, you have options for singles (1-bed), couples (2-bed), and small families (3-bed). The dual-key layout option adds flexibility for investors.
Over 40 facilities. At this price point, most developments offer a pool and gym. NewUrban goes well beyond that with multiple themed areas across two facility levels.
Established developer. Ibraco is publicly listed with a 50+ year track record. Not a fly-by-night outfit. Their Kuching projects are well-regarded for build quality and timely delivery.
GreenRE certification. Sustainability features that translate to lower utility bills and a future-proofed development.
What Concerns Us
922 units is high density. Two towers with 15-16 units per floor. Common facilities will be shared among a large resident population, especially the pools and gym.
Commercial title. Despite being marketed as serviced apartments, this is commercial-titled property. Expect higher utility rates compared to residential-titled condos. However, HDA protection applies, giving buyers similar legal protections to residential purchases.
Not truly “in” Bandar Sunway. The marketing emphasises Sunway proximity, but you’re beside the NPE, not within the Sunway township. Manage expectations on walkability.
Leasehold tenure. Same limitation as many affordable developments — long-term capital appreciation may be more modest compared to freehold alternatives.
Highway noise. Units facing NPE on lower floors may experience traffic noise. Prioritise units on higher floors or facing away from the highway.
Who Should Buy This?
First-time buyers who want a proper residential layout (not SOHO) in the PJ-Sunway area will find NewUrban hits the right balance of price and livability.
Young professionals working in Sunway, PJ, or Shah Alam benefit from the NPE connectivity. The 3-bedroom units at the higher end also work for small families who want to stay in the PJ corridor without paying premium prices.
Investors can consider the dual-key options, leveraging the nearby university population for rental demand.
Not ideal for buyers who want MRT/LRT walking distance, freehold tenure, or low-density living.
The Bottom Line
NewUrban delivers a lot for the price — over 40 facilities, green certification, a publicly listed developer, and genuine PJ-area access from around RM400k. The tradeoffs are density, commercial title, and leasehold tenure.
For first-time buyers priced out of central PJ or Bandar Sunway proper, this is one of the most viable alternatives in the corridor.
Our take: 7/10 — strong value proposition for the target buyer, limited by density and commercial title.
