This is Colonial Infinite’s strongest card. The development sits roughly 60 metres from SEGi College Subang Jaya. That’s not “nearby” — that’s literally next door.

Why this matters: SEGi College generates consistent tenant demand from students, lecturers, and administrative staff year-round. For investors, this is a built-in rental market that doesn’t depend on economic cycles the way residential condos do.

Beyond SEGi, the surrounding education ecosystem is dense. Sunway University, Monash University Malaysia, Taylor’s University, and INTI College are all within a short drive. USJ 1 is essentially an education hub, and Colonial Infinite sits at the centre of it.

Highway connectivity is strong — ELITE, NKVE, KESAS, LDP, and NPE are all accessible. LRT USJ 7 is the nearest rail station.

What You’re Actually Buying

Important distinction: Colonial Infinite carries a commercial title, not residential. These are office suites designed for professional use, though the layouts are flexible enough for work-from-home setups or studio-style living.

The development offers two types of units. Phase 1 has 67 simplex (single-level) office suites. Phase 2 has 194 duplex (double-storey) office suites with higher ceilings — these are the more interesting units for buyers who want the loft-style layout.

What We Like

Built-in rental demand. The proximity to SEGi College and the broader university belt means you’re not hoping for tenants — they’re already there. Education-driven rental markets tend to be more stable than general residential markets.

Only 261 units. Low supply means less competition when it comes to renting out or reselling your unit. Compare this to mega-developments with 1,000+ units where everyone undercuts each other on rent.

Duplex layouts with high ceilings. The double-storey units offer creative flexibility — split-level offices, studio setups, or compact live-work spaces.

Commercial title means commercial rates. Electricity, water, and quit rent will be higher than residential-titled properties. Factor an extra 20-30% on utilities compared to a standard condo.

Don’t buy this expecting it to be a family home or a capital gains play. Buy it because RM253k entry into a 261-unit development next to a major college in Subang Jaya is a proposition that’s hard to find elsewhere.

Our take: 7/10 — excellent value and location for the right buyer, but the commercial title and leasehold tenure limit its appeal to a specific audience.
