What Is Arte Star?

Arte Star is Arte Corp’s multi-edition development in Sungai Besi, KL. The concept: three separate towers, each themed after a European city. The Regal (London-themed, 846 units) launched first. The Milano (Milan-themed, 996 units) followed. A Paris-themed third edition is expected.

Each tower rises to 63 storeys with SOHO-style units ranging from 527 to 947 sqft. The development sits on Jalan Sungai Besi with direct rear access to KTM and LRT Salak Selatan stations — making this a genuine Transit-Oriented Development.

Arte Corp is the same developer behind Arte Solaris in Mont Kiara and Arte Cheras. They have over 20 years in the market with a portfolio exceeding RM8 billion in GDV.

Location — The Transit Advantage

This is Arte Star’s strongest selling point. The development sits within walking distance of three rail connections: KTM Salak Selatan, LRT Salak Selatan, and the future MRT3 Circle Line station. For buyers who commute by rail, this level of multi-modal transit access is rare at this price point.

From Salak Selatan station, you can reach KL Sentral in about 15 minutes and KLCC area in roughly 25 minutes by rail. Mid Valley Megamall is approximately 10 minutes away by car.

The Sungai Besi area is undergoing significant transformation. Bandar Malaysia — the massive mixed-use development planned on the former Sungai Besi airport land — promises Grade A offices, commercial centres, and enhanced transport links. This infrastructure pipeline supports long-term area appreciation.

Highway connectivity is solid: Sungai Besi Expressway and Middle Ring Road 2 (MRR2) are both accessible. Views from upper floors include KLCC, TRX, KL Tower, and Merdeka 118.

What You Get

Units come in three layout types. Type A offers 2 bedrooms and 1 bathroom — compact and suited for singles or couples. Type B has 2 bedrooms and 2 bathrooms. Type C provides 3 bedrooms and 2 bathrooms — the family-friendly option.

Built-up sizes range from 527 sqft to 947 sqft. All units are semi-furnished and come with 1-2 parking bays. Ground floor retail is included in the development, adding daily convenience.

Facilities lean into the European theme with a “Hall of Lights” social space, rooftop garden with city views, and themed common areas unique to each edition.

What We Like

Transit-oriented at a budget price. Walking distance to KTM, LRT, and future MRT3 from RM340k entry is a combination few KL projects can match.

Bandar Malaysia upside. The nearby mega-development represents genuine long-term infrastructure uplift. Properties in the Sungai Besi corridor stand to benefit from this transformation over the next decade.

Arte Corp brand consistency. The developer delivers a recognisable aesthetic across their portfolio. The European theming creates marketing distinctiveness — useful for rental listings.

Hackable walls. Units feature customisable internal walls, allowing buyers to adapt layouts to their needs. A 2-bedroom can become a studio plus home office, for example.

Semi-furnished. Reduces your setup cost compared to bare units. Useful for investors looking to minimise time-to-tenant.

What Concerns Us

Service residence title. Commercial utility rates apply — higher electricity and water bills. This is consistent across Arte Corp’s portfolio.

High unit count. The Regal alone has 846 units; The Milano adds 996. Combined, that’s nearly 2,000 units across two towers. Internal rental competition will be real once both towers are completed.

Sungai Besi is still transitioning. The area’s transformation is promising but not yet complete. Bandar Malaysia’s timeline has shifted multiple times. Don’t buy based solely on future promises.

Compact units. At 527 sqft minimum, the smaller units are tight for anything beyond single or couple occupancy. The 3-bedroom at 947 sqft is workable for a small family but not spacious.

Who Should Buy This?

Young professionals who commute by rail and want affordable KL city access. The transit connectivity is the primary draw.

Investors targeting the student and young professional rental market in southern KL. The Sungai Besi corridor has growing demand from this demographic.

Buyers who believe in the Bandar Malaysia transformation thesis and want to enter the area before prices fully reflect the infrastructure uplift.

Not suited for families needing large layouts or buyers who want residential title perks.

The Bottom Line

Arte Star delivers transit connectivity and Arte Corp’s design identity at an entry point that undercuts most KL city locations. The risk is density — nearly 2,000 units across two towers in an area still finding its identity. The reward is getting into a genuine TOD development before Bandar Malaysia reshapes the neighbourhood.

Our take: 6.5/10 — strong transit location and entry price, but high density and service residence title temper the outlook.
